Current Montgomery County residents looking for new homes and a wave of corporate relocations have led to a big uptick in new home sales in the Spring master-planned community of Harmony where sales for the first half of 2014 are more than doubled compared to the same time period from a year ago.

The 1,000-acre north Houston community by The Johnson Development Corp. finished the first half of 2014 with 128 new home sales. By comparison, the community completed the first half of 2013 with 51 new home sales.

The average new home sales price in Harmony for the first half of 2014 was just over $348,000 with homes averaging 3,201 square feet, according to Faith Bailes, Harmony’s marketing manager and Realtor relations director for Harmony.

Bailes, a fixture in Montgomery County’s real estate scene, has been named Marketing Manager for Woodforest and Harmony. She is now responsible for marketing activities for Woodforest and Harmony while maintaining her role as Realtor Relations Director for both communities, where she serves as single point of contact for Realtors seeking more information on either community.

Bailes attributes the sharp increase in the community’s new home sales to current Montgomery County residents in the market for a new home looking to stay in the area. Sixty-two percent of Harmony’s new home buyers stated Spring, Conroe or The Woodlands as their previous address.

Those moving to the area to work at the nearby ExxonMobil campus, Anadarko and other major employers that have expanded or relocated to South Montgomery County also are helping drive the community’s new home sales, she says.

Earlier this year, Taylor Morrison purchased 150 acres in Harmony for a new neighborhood, Allegro at Harmony. Plans call for approximately 500 new homes with some of its sections offering vehicular access gates. Harmony’s second resort-style pool and covered pavilion, along with a recreation center with workout and meeting rooms, also will be added.

Ashton Woods received the Grand Award for Volume Builder of the Year/High Volume in the prestigious Star Awards presented recently by the Texas Association of Builders.

Ashton Woods’ Shawnda Lancaster was named Sales Manager of the Year in the competition that invites entries from Texas and the Southwest. Vince Bryant with Wells Fargo won Mortgage Industry Professional of the Year. Bryant works exclusively with Ashton Woods buyers. In all, the builder was a finalist in 11 categories in the best-of-the-best competition.

“It is such an honor to receive the Grand Award for Volume Builder of the Year,” said Dan Gezella, vice president of sales and marketing for Ashton Woods Homes’ Houston division. “It is the competition’s most coveted award. We also are happy the awards recognized Shawnda and Vince’s diligence and commitment.”

Lancaster also was named Sales Manager of the Year in the 2013 Houston’s Best PRISM Awards, hosted by the Greater Houston Builders Association.

Launched in 1992, the Star Awards recognizes the outstanding work of builders, remodelers, architects, designers, sales professionals, marketing professionals, construction professionals and industry leaders. Awards were given in more than 75 categories.

Marilyn Kasmiersky was selected as the “Woman of the Year” by the Texas Exten­sion Association of Family and Consumer Sciences of Texas A&M AgriLife Extension Service. Kasmiersky, Business Development Director with Lone Star Family Health Center, was selected for her involvement in making life better for the families of Montgomery County and beyond. “Marilyn’s commitment to families, our community and Extension work is truly impressive,” said Amy Ressler, County Extension Agent-Family and Con­sumer Sciences, who nominated Marilyn for the award. “She is always looking for ways to help people and includes Extension at any level possible. We are very fortunate to have her as a partner.”

Marilyn is a loyal member of the advisory committee for Montgomery County’s Family and Consumer Sciences with Texas A&M AgriLife Extension. Her community involvement makes her a networking hub with connections all over Montgomery County. Her contributions strengthen the Extension program though her advocacy and praise for Extension’s work.

The “Woman of the Year” is one of very few awards given outside of the association membership. The award honors women in counties across Texas who serve as advocates for Extension and make a positive impact in the lives of families.

Gracepoint Homes has opened a model home in Marion, a gated community in Shenandoah, minutes from the new Exxon Mobil campus in north Houston.The model, at 104 McGoey, is the builder’s Madeline plan, a two-story design with multiple outdoor living areas. Highlights of the design include an open common area accented by a broad kitchen island; a cantilevered bay window in the study that overlooks the outdoor dining porch; an upstairs master suite with an expansive master closet that includes a packing station and pocket door access to the utility room; and en suite baths for all bedrooms. The model has more than 3,500 square feet and an additional 700 square feet of outdoor living space. Base price of the design is in the $660,000s.

Gracepoint Homes, the developer of and exclusive builder in Marion, also has started work on five inventory homes, with the first two slated to be complete in September. Work on two more homes begins soon. Pricing in the community, named after the mother of Gracepoint Homes’ president Tom Cox, Jr., starts in the $600,000s. Home designs range from 3,500 to 4,000 square feet.

Planning for the enclave of 44 properties took more than a year as architects and development staff researched the details that give the community its New Orleans ambiance.“We toured New Orleans, walked the famed Garden District and took thousands of photographs that we later studied to determine which architectural features we wanted to incorporate into Marion’s streetscape,” Cox said. The result is a picturesque streetscape of homes adorned with decorative wrought-iron balconies, hurricane shutters, painted brick and other details reminiscent of New Orleans’ Garden District.

Marion’s architecture and location already are attracting buyer attention. “Sales started in the community as soon as it opened,” said Phil Talamonti, sales representative for Gracepoint Homes. “We’ve had quite a few sales, which is unusual before a model grand opening.”

Shenandoah is adjacent to The Woodlands and Marion is near The Woodlands Town Center, Market Street and The Cynthia Woods Mitchell Pavilion. Children living in Marion will attend Conroe ISD schools located in The Woodlands.

The Conroe Independent School District was honored at the July 15 Board meeting for receiving the National Association of Music Merchants (NAMM) Foundation Best Communities for Music Education (BCME) Award for the third year in a row. The NAMM Foundation is a non-profit organization committed to advancing music education through active participation.

Established in 1999, the BCME survey is a nationwide search for communities who provide access to music education as an essential part of a complete education and exemplify commitment and support for music education. A community had to show it is committed to access and high standards for music education in all areas to be named a Best Community. The Board of Trustees proudly recognized the Fine Arts Department and District as a whole for its commitment to excellence in music education.

Deputy Superintendent Dr. Chris Hines presented the award on behalf of the Fine Arts Department and Conroe ISD.

Memorial Hermann The Woodlands Hospital has selected two new leaders for its executive team. Justin Kendrick has assumed the role of Chief Operating Officer and Catherine Giegerich, MS, BSN, RN has been named Chief Nursing Officer.

As CNO, Giegerich will oversee all nursing functions and patient care practices within Memorial Hermann The Woodlands. She also will work hand-in-hand with Kendrick to manage financial performance, and is accountable for regulatory standards compliance, patient satisfaction, patient safety, quality of patient care, and employee engagement.

The Woodlands Development Company has announced the sale of an 8.9-acre tract to Mercedes-Benz of The Woodlands for construction of a car dealership. The parcel is situated on the east side of the I-45 frontage road, just north of State Highway 242.

THE WESTIN, THE WOODLANDS

Starwood Hotels and Resorts Worldwide, Inc. and The Howard Hughes Corporation an­nounced that the renowned Westin brand will soon open its fifth hotel in greater Houston. The Westin, The Woodlands will debut at the end of 2015.
